May 2021 – Denver is STILL a Seller’s Market

Colorado continues to suffer a housing shortage as more buyers seek homes than there are homes on the market.

Even though there are many new home builders in the Denver Metro area, inventory continues to be unusually low. Denver ranks as one of the top moved-to cities in the country during the pandemic.

Despite many frustrations in the current market, it is still possible for buyers to secure a contract and purchase a new home. Sellers also have many options when listing their property, considering how quick they will sell their home and what complications they may run into during the process. Common Questions & Concerns

I can sell my own house! Why would I need an agent?

Yes, you can totally sell your home yourself! I did this in 2009, before I became an agent. Go for it! IF you are interested, I’m happy to point you to an excellent title company that will help you with the selling process. I’m also happy to offer services you may want, including pricing strategy, professional photography, getting a professional virtual tour, listing your property on the MLS, preparing contractual real estate documents (including required disclosures), selecting a title company, setting up showings, or anything else you would like help with. It’s a menu; you pick and choose and we can decide on a reasonable flat fee so that it is your listing, and you can quickly find a buyer.

“I want an agent but they are too expensive.”

Call me about my low commission rates that depend on what services you would like. Selling your home through an agent should not cost an arm and a leg!

“There’s still a pandemic going on! Why would I want to list now?”

There are hundreds more buyers looking for homes in metro Denver right now than there are homes available! NOW is an excellent time to list your home for sale, rather than wait for Summer or Fall when there will likely be new listings to compete with.

“I don’t want people going through my home!”

This is a very valid concern. Contrary to what you may have heard, you can do 100% virtual showings and THEN let your contracted buyers into your home. If you do allow showings, YOU decide what precautions agents and prospective buyers must take when entering the home. There are also state mandated standards of sanitation and separation during and in between showings.

“I’d like to list my home, but it’s a mess from us hunkering down for most of 2020!”

Not to worry! I offer free staging consultations from a staging specialist (up to three 30 minute sessions) so that your home can be looking its best in a short amount of time.

“My home is distressed/we are being forced to leave.”

PLEASE don’t fall for wholesalers who may not give you the value your house deserves! I can negotiate a flat fee/reduced commission if you are in a difficult position and must quickly leave your home, or sell a loved one’s home. Homes are flying off the market right now so timing is not an issue, and you should not accept less than what your home is worth. Distressed properties and difficult situations still warrant a fair deal.

“I want to buy a home, but I know it’s competitive out there.”

Wonderful! I love the house-hunting process and know how to enter a competitive offer situation. Buyer agency fees are paid by the seller, so as a buyer, your representation does not cost you out-of-pocket. It is a competitive market but you can definitely still find that perfect house!

I believe in transparency. Here are my rates and services! For the month of March 2021 I am offering all services for 1.5% on any listing in the Denver Metro area. Outside of the Denver area I can list properties for 2% for all services except for in-person staging and open house.
